🌟 Welcome to Juna Properties – Cornwall’s Finest £1M+ Homes

Exclusive £1M+ homes, big price drops, and hidden gems—delivered twice a week.

Hi ,

Welcome to the very first issue of Juna Properties! 🎉

If you love luxury homes, dream of owning a Cornish retreat, or just enjoy a bit of property porn, you’re in the right place.

Twice a week, I’ll send you handpicked £1M+ homes from across Cornwall—breathtaking coastal escapes, countryside estates, and hidden gems. But this isn’t just another property listing email…

I’ll also bring you:
✔️ Price drops & market insights – So you know when sellers are getting desperate.
✔️ My take on each property – What makes it special and why it’s worth a look.
✔️ Investment potential – Is this a forever home or a smart buy?

Let’s kick things off with three incredible properties—including a £200K price drop on a countryside estate and a modernist masterpiece with TWO swimming pools. 👇

🏡 Garden House, St Mawgan – Modernist Luxury with Two Pools

đź’° ÂŁ1,200,000 (Reduced by ÂŁ100,000 this week)
đź“Ť Location: St Mawgan, near Mawgan Porth
🛏️ 6 Bedrooms | 6 Bathrooms | 4,874 sq ft

Tucked away in a secluded wooded valley, this Scandinavian-inspired modernist home is a rare find. Built in 1974, Garden House is a sprawling 5,000 sq ft residence with floor-to-ceiling glass, wraparound balconies, and two swimming pools (indoor & outdoor).

🔹 What makes it special?

  • Luxury on a grand scale – 6 double bedrooms, 5 en-suites, sauna, and solarium.

  • Stunning gardens – 1.25 acres of mature landscaped grounds.

  • Prime location – Just 3 miles from Mawgan Porth Beach and a short drive to Newquay Airport.

đź’ˇ My Take: This is a statement home—ideal for a high-end renovation project or a Cornish retreat for someone who appreciates bold architecture.

🌿 Ivy Cottage, Stithians – Georgian Elegance Meets Modern Luxury

đź’° ÂŁ975,000 (Reduced by ÂŁ125,000 this week)
đź“Ť Location: Penhalurick, Redruth
🛏️ 4 Bedrooms | 3 Bathrooms | 2,465 sq ft

Dating back to 1806, Ivy Cottage blends Georgian charm with modern luxury, including a 2024 extension that doubled the size of the house.

🔹 What makes it special?

  • High-spec kitchen – Quartz countertops, bi-fold doors, Neff ovens, and a wine cooler.

  • Incredible master suite – Private Juliet balcony with countryside views.

  • Nature lover’s dream – Surrounded by gardens, paddocks, woodlands, and even a small lake.

đź’ˇ My Take: If you want historic character with modern comforts, this is one of the best Georgian homes on the market right now.

🏕️ Cox Hill House, Chacewater – Income-Generating Estate with Glamping & Cottages

đź’° ÂŁ1,050,000 (Reduced by ÂŁ200,000 this week)
đź“Ť Location: Cox Hill, near Truro
🛏️ 5 Bedrooms | 2 Detached Cottages | Glamping Facilities | 2.5 Acres

This versatile countryside estate comes with multiple income streams, including a 5-bed main house, 2-bed cottage, 2-bed lodge, and a fully equipped glamping site.

🔹 What makes it special?

  • Massive business potential – Holiday lets, long-term rentals, or a private retreat.

  • Peaceful & private – Set in 2.5 acres of gardens & pasture.

  • Prime location – Easy access to both Cornwall’s north & south coasts and Truro’s city center.

đź’ˇ My Take: If you’re looking for a home that pays for itself, this is a huge opportunity—especially with the recent ÂŁ200K price drop.

đź“Š Market Watch: Why Are Luxury Home Prices Dropping?

If you’ve been keeping an eye on Cornwall’s high-end market, you’ve probably noticed some significant price reductions lately—like the £200K drop on Cox Hill House or the £125K cut on Ivy Cottage.

So, what’s going on?

🔹 Sellers are adjusting expectations – Some homes were initially listed at ambitious prices in 2024, but as the market cools, sellers are becoming more flexible.
🔹 Higher interest rates mean fewer buyers. With mortgage costs up, fewer buyers are entering the ÂŁ1M+ market, forcing price corrections.
🔹 Cornwall’s seasonal market: Many sellers list in spring or summer, hoping for high demand. If homes don’t sell by winter, price cuts follow.
🔹 Second-home demand shift – Some investors are holding back due to changing holiday let regulations and rising costs.

đź’ˇ What this means for buyers:
Now might be a great time to negotiate, especially if a property has been on the market for a while. Sellers who are open to offers may be willing to accept less than the asking price.
